On a land parcel bounded by Canberra Drive and Jalan Sendudok in Sembawang, District 27, in the north of Singapore. Canberra MRT station on the North-South Line is within about a 10-minute walk, and the site sits opposite the earlier EC projects The Visionaire and The Brownstone.

About 185 homes. HDB's tender puts the site at 11,535 sqm with a gross floor area of 18,457 sqm, which works out to roughly 185 units. The final count is the developer's decision.

Not known yet. The tender closes at 12 noon on 1 October 2026 and the site is awarded after the bids are evaluated. Anyone naming a developer today is guessing.

No prices exist yet. They depend on the winning land bid and the developer's pricing, and are only released at launch. Analysts quoted in the press expect land bids of about S$600 to S$700 per square foot per plot ratio, which is the price of the land, not of a home.

No launch date has been set. Sales can only start after the site is awarded and the developer has completed design and approvals, which usually takes several quarters after a tender closes.

10 years. It is the first EC site tendered under the rules announced on 8 May 2026. During the MOP you cannot sell the unit, rent out the whole unit, or buy another residential property in Singapore.

The 10-year MOP removes the quick-exit strategy that made earlier ECs popular with upgraders. It suits buyers who want to live in the home for the long term. Anyone planning to resell within a decade should look at other options, and should speak to a licensed adviser about their own situation.

An EC is bought under HDB rules, with an income ceiling, citizenship conditions and grants, but built and run to private condominium standards. It becomes fully private 15 years after TOP under the new rules.

At least one buyer must be a Singapore Citizen, applying with eligible family or under the Joint Singles Scheme, with a household income of S$18,000 a month or less. Anyone in the household who owned or disposed of private property must have done so more than 30 months ago.

Eligible first-timer families may receive an EC CPF Housing Grant of up to S$30,000, depending on household income. Second-timers may be liable for a resale levy.
