What is the price of Canberra Drive EC?

There is no price. The tender closes at 12 noon on 1 October 2026, and a launch price can only follow the land award and the developer's own costing. Analysts quoted in the press expect land bids of about S$600 to S$700 per square foot per plot ratio, which is the cost of the land rather than the price of a home. Treat any site quoting a per-square-foot launch price or a quantum today as marketing, not information.

What the land price tells you

The land bid is the first real number in the chain, and it arrives when the tender closes. The most recent EC site awarded nearby, at Sembawang Road, went for S$692 per square foot per plot ratio in September 2025.

From a winning bid, the market works forward to a breakeven cost by adding construction, financing, marketing and the developer's margin. Published estimates of that chain circulate quickly after a tender closes, and they are estimates until the developer opens a showflat with a price list. How you pay: the Normal Payment Scheme

With the Deferred Payment Scheme removed for this project, payment follows the standard progressive schedule tied to construction milestones.

Two practical consequences. Your bank loan starts being drawn down during construction, so instalments begin well before you move in, and if you are still living in an HDB flat you may be carrying two commitments for a period. Second, the 5% booking fee is payable in cash.

Loan limits: MSR and TDSR

A new EC bought from a developer is financed with a bank loan, not an HDB loan, and two limits apply. The Mortgage Servicing Ratio caps the instalment for this property at 30% of gross monthly income. The Total Debt Servicing Ratio caps all your debt obligations, including car and personal loans, at 55%. Whichever bites first sets your ceiling, and for EC buyers that is usually the MSR.

Because these are ratios rather than fixed sums, the cleanest way to know your number is to get an in-principle approval from a bank before launch, not during the booking queue.

An EC is the middle rung: condo facilities at a lower entry price, in exchange for eligibility rules and a holding period.

The reason ECs keep selling is the gap between EC pricing and private condominium pricing in the same region, plus a grant of up to S$30,000 for eligible first-timers. The 2026 rules do not change that gap. What they change is how long you must hold the home before you can act on it.
